Thank You for booking your stay at the RUSTED SUN RETREAT.
It is our policy that all guests read this information to be fully informed and in agreement with all of their and our rental obligations. For completion of booking, renters must sign and return this policy form to us to acknowledge the acceptance of this agreement.
PAYMENT: A reservation can be made with a $ 200 deposit; paid by credit card. The full payment balance is due 14 days prior to the scheduled arrival date. If the balance
of payment is not received by the due date, it will be billed to your credit card on file. The credit card must have an expiration date that extends more than 30 days past your scheduled stay. If a reservation is made less than 14 days before your planned arrival date, then the full payment amount is required at booking to secure a reservation.
RATES: Rates are listed on our web site; www.rustedsunretreat.com and are based on double occupancy. Rates are subject to change without notice. The posted rate at the time of booking will be honored. A Washington State sales tax of 8.8% will be added to existing rates.
MINIMUM STAY: There is a two night minimum stay requirement; except for posted Holidays that may have a 3 - 4 night minimum stay. Some single night specials and promotions may apply seasonally; with some considerations. Check our web site for updates.
CANCELLATIONS: If a reschedule or cancelation is made less than 14 days prior to your scheduled arrival date, there will be no refund unless we are able to rebook those dates; then we will refund 85% of the funds paid that were rebooked. All deposits can be credited to a future reservation.
TRIP INSURANCE: To cover emergency cancelations, trip insurance can be acquired at: SA Travel Protection. 1 (800) 554-9839.
OCCUPANCY: If there is a change in the number of guests to be staying, please inform us so that we can prepare the property accordingly. There are no refunds for the change of the number of guests after your arrival.
GUEST CONDUCT: The RUSTED SUN RETREAT property is not to be used for parties or gatherings at any time by anyone except for those that have paid to stay there. Unauthorized people on the premise at any time will result in a double charge of the existing billing. If there is excessive noise, any illegal activity, complaints or evidence of any violations of these policies then you may be asked to leave the premise without any refund. For the concern of all,
SMOKING IS NOT ALLOWED in the cabin. If you smoke, do it outside and be certain to discard all butts in the garbage can. Do not bring any butts or ashes of such into the cabin. If there is any tobacco smell in the cabin after you leave, there could be a minimum $250 cleaning charge. Oil lamps and incense are also not permitted in the cabin due to their long lasting odor.
SECURITY OF PROPERTY: When you rent the property, you assume the responsibility of it and all of it’s existing contents and condition of such, as well as your own personal property. No items of any type shall be removed from the property. Any damage to the cabin and or it’s property, too include any missing items will be charged to your credit card at replacement or repair cost. If there is a charge, an explanation will be mailed to you within two weeks. If there is excessive damage or cleaning, the full and final charge may extend past thirty days. Always securely lock the windows and doors upon leaving the premise. During hot months, the upstairs window may be secured partially open to allow for ventilation. Keys are to be placed back into the key safe and securely locked inside.
PETS: Sorry, NO PETS ARE ALLOWED. This is at the owners request and strictly enforced. If any evidence of a pet is found in the cabin after you leave there will be a minimum $250 cleaning charge.
RISK AND SAFETY: There are conditions in and around the cabin that may pose hazards to children as well as to adults; such as the river, wildlife, fireplaces and stairwells. The RUSTED SUN RETREAT does not assume any responsibility of any kind for injuries resulting from tenant’s failure to use due caution. Children must be supervised at all times by an adult. Due to fire hazard, the use of candles is not condoned in the cabin. No glass is allowed in or around the hot tub; use plastic only.
MINIMUM AGE: Anyone on premise under the age of 21 years must be accompanied by a parent.
CHILDREN: There is no charge for children under the age of 5 years, if they are sleeping in a crib (not provided) or with parents.
Note: All children are the tenants full responsibility. The RUSTED SUN RETREAT excepts no responsibility for any child’s mishaps or misaccurance due unto the tenants neglect.
SUPPLIES: A starter supply of expendable items such as coffee, tea, paper goods, soaps and shampoo are provided; please bring additional if this is will not be adequate for your stay.
HOUSEKEEPING: Housekeeping is not provided during your stay unless previously arranged due to an extended stay. Basic cleaning supplies are provided so that you may do your own cleaning as needed. To avoid an extra cleaning charge (at $45 an hour /one hour minimum) please perform the following before departure; remove all garbage to garbage cans, clean all appliances in and out that were used, clean excess food off of BBQ grill, wipe all countertops clean, wash dishes and return all items to their original
location. Do not put grease outside, down the drain or any feminine products down the toilet.
REPAIRS: Please let us know of any needed repairs so that they may be corrected as soon as possible. No refunds will be given for malfunctioning equipment unless it poses a safety hazard, in which case a prorated refund will be issued. A $25 refund (per stay) will be given if you are unable to use the hot tub due to malfunction.
HOT TUB: The water quality is checked regularly and the temperature is maintained at about 100 degrees F_ at setting #5. To raise or lower the temperature, push dial in first then rotate accordingly. Please keep the cover on when not in use and turn the temperature back to it’s original setting when you leave. No glass is allowed in or around the hot tub. Be safe; use plastic only.
LINENS:
Pillows, blankets and sheets are provided for up to four people for the two bedrooms. Extra blankets and pillows are available on site but depending on sleeping arrangements, additional guests are required to bring their own sleeping bags. Wash towel, hand towels and bath towels (one bath towel per day / per person) are provided. If you are planning an extended stay, extra towels and sheets will be provided so you may change the bedding. Please do not take any of the cabin linens outside. Please bring items with you that you will need for the hot tub, river or sunbathing purposes. All cabin linen will be laundered by the management.
WOOD STOVE: Please read the provided information and familiarize yourself with the proper fireplace use of operation. Except when adding firewood, the stove doors must remain closed when there is a fire. Any damage caused by negligent use of the wood stove will be charged to your credit card at repair or replacement cost.
Note: The fireplace cannot be used when there is a stagnant air burn ban , but can be used when there is an outdoor burn ban. Seasoned maple cordwood and kindling is provided during your stay. Do not put anything but wood products in the fireplace. Do not put any flammable material on or near any heat source such as the fireplace or electric baseboards.
CAMP FIRE: The burn pit for campfires cannot be used when there is a burn ban, which can be common late July through September. When using the burn pit, do not leave an open fire unattended; keep a charged water hose within ten feet, keep the size of the fire small enough that embers are not landing outside of the pit ring and make sure that it is completely extinguished when you retire. Open fires are permitted only when being used for cooking. So remember,- bring your campfire food with you.
WINTER CONDITIONS: The main roads to and into the development are maintained regularly by the County. We will attempt to have the driveway and walkways clear of all snow before your arrival. A snow shovel is provided should you need it during your stay. Please be cautious when there are icy conditions. Chains may also be necessary December through March, depending on the snowfall. Note: During months of muddy weather, please try to keep the cabin clean and if need be, remove shoes before entering.
LEFT ITEMS: Please check carefully for belongings before you leave. Left items can be mailed to you COD, if requested.
ARRIVAL / DEPARTURE TIMES: The standard arrival time is 4:oo P M. Departure time is 11:oo AM.
Earlier arrival or later departure times may be possible but must be cleared with management first.
